PROJECT MANAGEMENT
Identify business case for project and align with client expectations, highlighting goals, objectives, and scope.
Create master plan that outlines the project map and deliverables.
Establish tasks, timelines, and resources required.
Coordinate with entire project team to monitor progress, manage risks and issues, and to ensure that the project stays on track.
OWNER'S REPRESENTATION
Liaise between architect, engineer, contractor, municipalities, and other specialty consultants or external vendors, on behalf of client.
Ensure project is completed successfully while protecting client interest throughout entire project lifecycle.
Maximize client investment and project value, while recognizing and mitigating all risks inherent to project.
Monitor all aspects of project for owner / client, including budget, stakeholders & vendors, schedule, scope, guidelines, etc.
PRE-CONSTRUCTION & FORMAL DUE DILIGENCE
Milestone and Integrated Master Schedule creation, highlighting necessary project milestones and critical path tasks.
Permit coordination and pre-con due diligence.
Project feasibility review to determine value and viability.
Coordinate with all project stakeholders and vendors on path forward, highlighting critical path tasks.
Work hand-in-hand with all project stakeholders during vendor bidding, review, and subsequent award.
PROJECT COST & FINANCIAL MANAGEMENT
Baseline budget creation and tracking, and creation of client project financial plan.
Pay requisition, invoice, and associated payments review, for all vendors during project lifecycle.
Establish billing, invoice submission, tracking, and payment process.
Project cost forecasting.
Monthly project cost report creation and issuance, covering all project related budget updates, changes, invoicing progress, and any additional financial requirements deemed necessary.
CONSTRUCTION MONITORING & SITE OVERVIEW
Visit and walk project site on a reoccurring basis in order to review all vendor’s progress of work.
In conjunction with site visit, provide construction review status updates in reoccurring construction monitoring report(s).
Review all stored and staged materials onsite for consistency in vendor billing.
PROJECT CLOSEOUT & COMMISSIONING SERVICES
Obtain and verify all vendor final lien releases, final certificate of completion / occupancy, warranties, and final payment to the construction team, and provide to client for successful project closure.
Collect all “as-built” drawings from architect, engineer, or contractor / subcontractors and provide to client as part of Closeout Package.
In coordination with client and any necessary facilities management team(s), require successful training of new appliances, software, or commissioning processes by contractor and design team.
PROCUREMENT, BID LEVELING, & VENDOR MANAGEMENT
Work hand-in-hand with all project stakeholders and manage vendor bidding, review, and contract award.
Review all vendor schedules to ensure successful and contractual delivery of the project.
Apply detailed cost savings and value engineering exercises throughout project lifecycle.
Review project-specific work performed by all vendors in relation to their contract, with assistance from the design team.
Confirm that all procured materials are in accordance with the drawings, specifications, and submittals.
DESIGN SUPPORT, OVERSIGHT, & COORDINATION
Engage in frequent design related coordination meetings with all stakeholders.
Oversee and support the design team throughout preparation of the design from schematics and preliminary drawings through construction issued drawings.
Develop and frequently review scheduled deliverables related to the design of the project with all design stakeholders.
PORTFOLIO MANAGEMENT & CAPITAL STRATEGY, ROLL-OUT, & EXECUTION
Create and implement strategic capital plan for client portfolio.
Identify value-adding metrics to recommend best management practices to client teams.
Implement risk identification and avoidance strategies to promote efficient capital portfolio growth and ROI.
Asset mix review and recommendations based on current market outlook and performance.
LAND ACQUISITION & COMMERCIAL REAL ESTATE DEVELOPMENT
Preliminary zoning investigation and identification of parcel.
Review of financing approach, structure of deal, and real estate lending feasibility study.
Economic and market analysis, highlighting supply / demand trends in development region.
PROGRAM & PROCESS MANAGEMENT OFFICE
Creation of Program / Project Management Office (PMO) and integration with client work streams and teams.
Provide and ensure successful standards, practices, and methodology to facilitate project and program value return.
Review of client organizational and project related needs and implementation into proposed PMO structure.
SUSTAINABILITY & DECARBONIZATION
Creation and implementation of sustainability management system and emphasis on eco-friendly approaches to construction and development.
Decarbonization policies and procedures creation, to promote efficiency in corporate operations and commercial building.
Apply strategic company approach to reduction of greenhouse gasses (GHGs) and emissions in order to provide sustainable and resiliency enhancing infrastructure.
Review of cost-effective strategies of decarbonization and emissions reduction.
OFFICE CONSOLIDATION, DECOMMISSIONING, & CORPORATE RELOCATIONS
Oversight and management of corporate office relocations and integration into existing space(s).
Responsible and sustainable decommission of commercial office space, highlighting an emphasis on reduce, reuse, and recycle.
Work hand-in-hand with client and landlord during office consolidation and initiate seamless transition of client operations during changeover.
ENVIRONMENTAL, HEALTH, & SAFETY CONSULTATION & ADHERENCE
Identify and adhere to applicable federal, state, and municipal regulations and policies.
Determine relevant policies specific to project and implement EH&S compliance.
Monitor EH&S regulations and consult client on changes / updates to guidelines.
Document and issue compliance reports to client in regards to any future project audits.
